'Impact' announces investments of EUR 160 million

Real estate developer "Impact Developer & Contractor" announced yesterday, during a press conference, that it was going to invest EUR 160 million into four new residential projects, two of them based in Bucharest, one in Voluntari and the other in Cluj-Napoca.

According to the data supplied by "Impact", the Junior 2 project in Voluntari will cover a total surface of 6,056 sqm, and its completion is expected for next year.

Dala and Fontaine Blue, the projects in the capital, cover areas of 41,832 sqm and respectively 4,000 sqm, and the completion of the first project is estimated for 2011, while Fontaine Blue is expected to be ready in 2009. The biggest project, Lomb, will start in Cluj-Napoca, and will cover a surface of almost 134,300 sqm. "Impact" representatives announced that the Lomb project is scheduled for completion in 2010.

Impact's ongoing development projects in Bucharest include the residential lots Rubin (90% of the houses sold), Topaz (95%), Quartz, Onix (70-80%) and Blue. For the rest of the country, the company has ongoing projects in Constanţa (Boreal 2), Ploieşti (Roua 2) and Oradea (Lotus and Europa).

According to company manager Oana Trifu, "Impact" owns 2,9 million square meters of field, about 20% of it being currently under development. Company representatives announced yesterday that the value of the constructions made increased to RON 31.6 million in 2007, 64% higher than in 2006.

Company representatives also stated that the value of the contracts signed in 2007 was three times higher than in 2006, and added that the gross profit increased with 171%, from EUR 38.726 million in 2007 to EUR 104.872 million in 2008.

The company's turnover was of RON 120.73 million in 2007, 2.46% higher than the value registered in 2006. The company estimates for the current year an operational profit increase of 282% compared to 2006, from EUR 6.2 million to EUR 17.5 million.

Impact Developer&Contractor Bucharest has a share capital of RON 200 million (EUR 53.7 million), divided into two billion shares with the nominal value of RON 0.10. The main shareholders of the company are Dan loan Popp, who owns 27.96%, and Daniela Săndulescu, who controlls 11.30% of the total number of shares.
