Analysis of the attendance of Impact D&C s.a. to the real estate fairs in 2009

Bucharest, 28th of October 2009 - Following the attendance at the real estate fairs, as conducted this year, the developers draw a series of conclusions in connection with the products, as presented to the public and as related to the extent to which the latter have met the market expectations.
Thus, Impact Developer & Contractor S.A., a company which has been present for 18 years on the Romanian real estate market, hereby announces that the objectives, as proposed for the attendance to such events have been achieved, but it is cautious in terms of the following attendances.
In accordance with the studies, as conducted by the company during each and every occasion of the 8 fairs, to which it has attended in 2009, approximately 60% of the visitors of these fairs do not hold an own dwelling and 27% say that they only wish to prospect the market without having a precise and clear intention of purchasing any dwelling whatsoever in the near future. In exchange, between 72% and 90% of the interviewed people wish however a new dwelling in one year's time or more.
"It is interesting the observed differentiation of the public of the fairs, as conducted in the Northern and Southern area of the Capital, which differentiation can be found both in terms of the products which they wish to purchase, and in terms of the power of purchase." says Carmen Săndulescu, chief executive officer of Impact D&C S.A. Based upon such studies, the company has presented at each such real estate fair, a series of new products, especially created for each type of public, sometimes with a frequency of only one week between offers. One brief presentation reminds of the promotion of the 10 solutions of dwellings, as presented in the first months of the year "for the banks had frozen the finances and the customers were moving towards developers", explains the chief executive officer. First it has been the campaign "Rent now, buy as you can" which promoted the product: CallBuy by means of which the beneficiaries may live for a while on rent, having a right of preference upon the purchase of the rented dwelling and benefitting from a discount at the time of exercising such right.
It has followed, within the same line of promoting the purchase solutions, the campaign "The lowest price in 2009", with the product CETIF which used to guarantee the customers the best price of purchase, under the conditions when there occurred the worries regarding the purchases "on the peak of the real estate wave". The beginning of summer came with "First Home" and "Second Home", as well as the dwelling of the kaleidoscop® type which apeared due to the ever increasing interest for the given areas, configurable subject to the needs of each and every beneficiary.
It has followed the package, generically called "Zero Risk" by which the customer reserves the dwelling for 3 months, during which time the customer is supported in getting the best conditions of finance and in the event the customer does not get the credit he shall be returned the entire down payment, as paid. Of the same package the product "Habitest®" is part of, which enables the testing under real conditions of the future dwelling and of the chosen residential assembly.
Finally, at the last attendance, the company Impact D&C S.A. has presented "the Group Discount" by which several friends or even strangers may purchase up to an entire entrance of the block at the same time and they may choose the partitioning of the apartments of several offers of the architects, as involved in the project.
All these marketing and communication efforts have been translated in sales over the market average, with a total value of over 150 transactions in the total amount of 66 million lei, with 4% more as compared to the similar interval of time in 2008. During the same period of last year there have been signed 144 agreements in the amount of 68 million lei, to which one shall also add 23 dwellings, as purchased by the foreign investors, with an amount of 9,7 million lei. The difference of 7% of the average value per transaction comes from the different structure of the sold units, in 2008 the weight of the houses being higher than in 2009, when over 90% of the transactions, as concluded have been with apartments.
The study as ordered by Impact D&C S.A. Also shows the fact that most part of the vistors of the fairs is made up of women (52,5% at tIMOn in October, 53,4% at tIMOn in September, 57,5% at TNI in September etc.) and that the age average of the visitors of such events where there are generally "more expensive" offers, is dropping (between 53% and 55% of the respondents are single and have no children). Also, over 70% of those who have purchased following the attendance to the fairs of profile, a certain dwelling in Greenfield, the neighborhood as developed by Impact in District 1 of Bucharest hold a MA diploma. "This is however not correlated with the customers' wages" says the developer's manager.
ON GREENFIELD:
Situated in the Northern Area of Bucharest, between Baneasa and Tunari forests, the Greenfield neighborhood is probably the greenest area in District 1, with the 26 square meters of forest for each and every dweller of the 676 dwelling units (oif which over 500 have already been contracted). Greenfield occupies at present an area of approximately 10 hectares of a total of 60. The assembly is 5 minutes of Băneasa Shopping City and has two access ways, including the National Road 1, services of security, playgrounds, property management company, SPA center and other facilities.
