One of ten Bucharest inhabitants has taken a new dwelling from Impact

- The market share of the real estate developer Impact D&C S.A. increased by 10% while the gross income for 6 months is situated over the approved budget

Bucharest, 13th of August 2009 - - The financial indicators communicated by the company IMPACT Developer & Contractor SA (IMPACT) after the first 6 months of the year 2009 announce an increase of the gross profit by 3% compared to the estimates made at the beginning of the year, thus reaching 3.27 million RON in a period with strong financial turmoils that fully affect the remaining of the real estate sector.
Also, the total debts decreased by about 30%, from 244 million RON in 2008, to 174 million RON at the end of June 2009. Out of this amount, the short-term debts represent only 25%. At the same time, the exploitation revenues are of 43.7 million RON, by 26 million RON under the initial estimates, due to the acquisition contracts that were unfinished by foreign citizens.
These results are due both to the optimization of activities, as we have proposed at the beginning of the year, and to the numcer of contracts that were signed in the January-June 2009 interval, by 22% more compared to the initial forecasts that were of 33.6 million RON", explains Mrs. Carmen Săndulescu, CFO, the evolution of the company's financial indicators. "The fact that we put our stakes on acquisition solutions built for the specific possibilities of each type of client, corroborated with the solutions of dwelling design that allow the configuration of the interior according to the current needs of the beneficiary - I mean the kaleidoscope-type dwellings with a fixed perimeter but with modifiable functions, seems to be the recipe to maintain a positive trend of the activity".
Another significant indicator that shows the positive trend of the company evolution is given by the market share that is increasing. This trend started to appear from the beginning of the year 2009 when, according to the National Institute of Statistics, out of those 458 new dwelling units accepted at the Capital level during the first quarter, 45 are handed over by Impact D&C S.A. in the Greenfield resident assembly, situated in the neighbourhood of the Zoo. All of these dwellings are in the A thermal energetic class and have a resistance structure calculated for an earthquake of up to 8.5 degree on the Richter scale. Compared to the first quarter, for which there are official statistics, during the first 6 months of the year the total number of the dwellings delivered by Impact D&C S.A. to the beneficiaries increased to 93, an official statistics which to compare to, related to Bucharest, not being yet published.
Carmen Săndulescu tones the policy followed by the company:"Besides the increase of the market share forecasted from the beginning of this year, we have followed the continuation of works to the following residential assemblies: Greenfield in Bucharest, Lotus in Oradea, Boreal in Constanţa and Roua in Ploieşti, and the obtaining of the necessary authorizations in the second semester of the year for the developments in the Greenfield II and Dealul Lomb in Cluj Napoca urban poles".
For the next period, the developer proposes to increase the market share and the beginning of works to the next stages of the assemblies under construction, objectives that will be accomplished by increasing the sales force and the products' flexibility according to the real needs of the beneficiaries.
