REDISCOVERY OF IDEAL RESIDENTIAL PROPORTIONS: “34 - 56 - 67 – 78”, the Home You Afford

22th of September 2010, Bucharest

Most of the Bucharest people that wished apartments of "over 100 sqm", adopt now the rational dwelling style and are looking for 40-60 sqm, according to the reviews accomplished by Impact.

The deepening of the economic crisis has determined the radical change of the preferences of the Bucharest people in matter of dwelling premises. There are not demanded anymore the very large apartments, of hundreds of square meters, but those of 40-60 sqm, by the Western European model.

The change was identified by the analysts of Impact D&C following the ongoing research of the preferences of those over 30,000 possible beneficiaries recorded into the database. Thus, the percentage of those who want more generous premises - of 90, 100, 120 sqm, has decreased from over 60% one year ago, to about 4% at present. Currently, about 74% of those being in search of a dwelling are oriented to as smaller premises as possible, of 40-60 sqm, emphasizing more the interrior design and the maximum use of interior volumes. Over 80% of them motivate their orientation towards a smaller dwelling from the point of view of the surface through the financial advantage: a smaller premise supposes smaller expenses both for the investment and arrangement, and for the furnishing and subsequent maintenance.

Actually, this trend has been manifested for about 10-15 years in the EU 15 (Belgium, Denmark, Germany, Finland, France, Great Britain, Ireland, Italy, Luxembourg, the Netherlands, Austria, Sweden, Spain, Portugal, Greece). From the experience of those over 100-200 years of living into capitalism, the middle class in the Western European countries understood that financial resources must not be blocked into bricks, but put to generate capital for the family and pension! Thus, the British has a home with an average surface of 76 sqm (and 4,8 rooms), the Italian of 81.5 sqm (3,8 rooms), the Swedish of 83 sqm (distributed in 4 rooms), and the Austrian of 96 sqm (3,7 rooms), according to European statistics. Starting from these data and considering the possible overall designs, there result that the optimal dimensions for dwelling premises inspired from the Western ones are of 34 sqm for a studio apartment, 56 sqm for a two-roomed apartment, 67 sqm for three rooms and 78 sqm for 4 rooms!
