The First Kaleidoscope House: fixed surface, reconfigurable walls

Bucharest, July 16, 2009 - At the "First House" Fair, opened between July 17 - 19, IMPACT Developer & Contractor (IMPACT) is to provide the solutions thought by architects according to the market demand.
"Our marketing studies reveal that, when selecting a dwelling, the beneficiary usually analyses over 15 criteria before making the acquisition decision. Nonetheless, two of them are decisive: the price, and the number of rooms. As price pressure is heavy, especially during financial restriction periods, our architects and engineers have found out several solutions simultaneously satisfying both criteria", Dan Ioan Popp, Impact D&C S.A. The CEO of the company explains - the concept of the kaleidoscope dwellings. "As the final price is determined, above all, by the total surface of the apartment, beneficiaries do not have but to choose the surface meeting their financial possibilities. After that, assisted by an architect, they can configure the arrangement of the walls on several certain perimeters so that to obtain the required number of rooms ".
This new concept of "Kaleidoscope House" will be implemented on a 24,000-square meter area in small blocks of flats (GF+3 and GF+4), built up to the North of Bucharest, in the Greenfield complex located between the Băneasa and Tunari forests.
At present, the reconfigurable surfaces available for clients as apartments reach between 40 and 200 square meters, in 9 modern blocks designed to resist even 8.5-Richter degree earthquakes, deployed on a surface of about 8,000 square meters. Depending on the beneficiaries' preferences, up to 100 families could move in the next 10-12 weeks from the signing of contracts whose starting value can be even below EUR 60,000. In the second stage, the equivalent of about 16,000-square meter floor will be made available to beneficiaries who may configure apartments of 35 to 160 square meters. 80 - 130 families could move in the next 12-18 months, benefiting, besides the diminishing of the initial investment, from the savings generated by the fact that the dwellings are classified into the high energetic class, type A or B.
This new concept may be tested and analysed for the first time at the "First House" Fair held at the Palace of Children of Bucharest (stall 14), and after that in the sample dwellings of the new urban pole - Greenfield - developed in the proximity of the Baneasa Forest.

Located in the northern area of Bucharest, bordered on two sides by Baneasa and Tunari Forests, the Greenfield I Projects was started in September 2006 and comprises 676 residential units. 430 units from the Greenfield I have already been sold. They are divided in 5 compounds (Rubin, Topaz, Onix, Blue, Quartz) it is developed on 10 ha. Greenfield I represents the first stage of an project that will be developed on 60 ha.
