The Market demands cheaper dwellings, but more comfortable

According to the latest statistics of the real estate developer, Impact Developer & Contractor, the value of the newly-built dwellings decreased by 10%, under the conditions the demands of the market increase.

- On Monday, Jult 13th, the company has signed the first transaction for the purchase of a new apartment that follows to be financed by the "First House" Program
IMPACT Developer & Contractor (IMPACT) announces at the beginning of the second semester the conclusion of the contract numbered 100 in the year 2009, summing up total transactions of over 45,165,000 RON (VAT excluded), with a decrease of 16.8% compared to the similar period of last year.
"Although the values of dwellings became more accessible, in average by 10% compared to the end of last year, beneficiaries go preponderently to apartments with two rooms, than to the three-roomed ones, during the past years. In exchange, they are more and more interested in the confort ensured by the adjacent area to the dwelling, in the green areas and in the facilities offered by the compound they are going to live in. Taking into account all this, we were advantaged by the positioning of the Greenfield Project, surrounded by the Băneasa and Tunari forests, and by the medium height of the blocks (Gf+3F), also liked by the beneficiaries", summs up the market trends Carmen Săndulescu, financial executive director.
It is interesting how the market goes to the financial solution of postponing the purchase of the new apartment also called CallBuy, by which a client doesn't want or doesn't qualify for the contracting of a banking loan, may, however, move on a rent in the new home, using a part of the amounts payed on a monthly basis as an advance at the moment he/she makes up his/her mind to purchase it.
On Monday, July 13th, there was concluded the first transaction for the purchase, based on the "First House" Program, of a two-rooms apartment, situated in a Gf+2F block in the Greenfield Project. The dwelling is of "A" energetic class and corresponds to the normatives related to earthquake risk of 8.5 degrees on the Richter scale. The useful surface is of approximately 60 sqm (72 sqm built), with terrace, parking place, ALA access, private quota of land/garden, playing places, controlled access and property management service. In addition to the amounts guaranteed by the "First House" Program, the young Bucharest beneficiary family follows to pay the difference that equals to about 19.000 euros from the spare money kept in banks.
Among the other variants proposed by IMPACT D&C S.A. are also numbered:
- The "First House 90" Program: you book now and purchase in 90 days, at only 85% of the dwelling value.
- The "First House 48" Program: you move in 48 hours and pay in 9 months.
- The "Second House" Program: you book now a new dwelling, the company accelerates the sale of the old dwelling by the First House Program and in addition, for the new one you pay only 85% of its value.
- The PayALL Program: you pay it integrally and you may negotiate the dwelling price, benefitting of certain special discounts and services.
- The CETIF Program: if you do not invest now in a dwelling, being afraid of an eventual decrease of values, you are guaranteed the lowest price in 2009 and, if this decreases, you will receive the difference.
- The Piece by Piece Program: if you have already chosen the dwelling but you don't want to pay all the money once, you may choose "Piece by Piece 18" or "Piece by Piece 24".
- The Find-L Program: if you want a new dwelling but you don't have all the money and you don't obtain a loan now, you may however move in and pay in 6 years.
- The Bridge Program: if you already have a dwelling, but you wish a bigger one, you may pay the installment for the new apartment from the rent of the old one.
The result of these purchase solutions hasn't delayed to appear, the weight of Romanian beneficiaries out of the total sales being of 100%, compared to 80% last year. "If until 10 months ago the access to bank loans was relatively easy, now the clients receive integrally the desired amount, under less relaxed conditions. Due to the fact that the payment values proposed by us are expressed in RON, the client has an increased safety related to the certitude of the payment amounts", says Carmen Săndulescu.
