Residential compounds
Impact Developer & Contractor SA (also called IMPACT), incorporated in 1991 by public subscription, is trade on Bucharest Exchange. IMPACT Company introduced the concept of "residential compound" in Romania and it accomplished by now 16 residential areas, over 2,000 dwellings delivered, houses and apartments. All of these, together with 100 distincions obtained and with the financial evolution, demonstrate the stability and the quality of the company's activity.
Since 1995, the company's main activity has been leasing and providing maintenance for luxury villas in residential and central areas of Bucharest. Initially a developer of small, residential properties in Bucharest, starting with 2007, Impact focused mainly in the development of large-scale projects having initiated mixed-use projects in Bucharest and Cluj-Napoca. This included residential area, office spaces, commercial spaces, hotels, education institutions (schools, kindergartens) and medical institutions (surgerys, dispensarys).
COMPLETED PROJECTS
ALFA Project
Alfa was the first residential compound built by Impact Developer & Contractor. Started in 1995 and completed in 2001, the project comprises 40 luxury villas.
The successful completion of its first real estate project turned IMPACT into a major player among the real estate promoters active on the Bucharest market. Started with our own know-how and supported by a bank loan taken in 1995 (which was reimbursed in 15 months), Impact succeeded in proving the importance and success of a trustworthy company.
The total value of the project reached USD 6,5 million.
BETA Project
Residential project Beta was started in 1998 and completed in 2002. This project includes 70 DeLuxe and Prestige villas. The investment value was of USD 7 million.
GAMMA & DELTA Projects
Gama&Delta projects started in 1999 and were completed in 2003. These two compounds include 250 houses: customized DeLuxe, Prestige and Freedom (wooden) villas.
The value of the two projects was of USD 20 million.
EPSILON & ZETA Projects
The start of these two projects was in 2001 and they were completed at the end of 2005. The compounds include 106 residential units, mainly luxury and Prestige villas. Being located on the banks of Pipera lake, they benefit from special settings and access to a promenade.
The value of both projects was of USD 4.5 million.
JUNIOR Project
The project started in May 2004 and was completed in 2005. This compound includes 54 terraced villas, at prices that, at that time, were comparable to the prices of apartment. The types of terraced villas built as part of this compound were the Muguraş and Mărgărit villas. The former has a ground floor and attic, and the latter - ground floor, upper floor and attic.
The investment value was of USD 2.5 million.
CLASS Project
The project started in summer of 2001 and it was completed in 2006. Developed on an area of 75,000 sqm, the compound includes 202 villas and playgrounds. After only 6 months, 60% of the compound was already sold.
The total investment value was of EUR 13.5 million
AZUR 1 & AZUR 2 Projects
Azur 1 Project was started in september 2004 and it was completed in December 2005. Covering on an area of 53,500 sqm, the compound includes 150 Prestige and Junior villas, sports grounds, playgrounds, green areas and 50 parking lots. Azur 2 Project, started in february 2005 and completed in 2006, includes 135 Junior and Prestige villas and also playgrounds.
